Once a while, comps outside the neighborhood may be used only if there are no similar comps in the same neighborhood. In addition, if the house you intend to purchase is a 4 bedroom, 2 1/2 bath, 3 car garage, a comp of 3 bedroom, 1 bath, 1 car garage in the same neighborhood is no value to you.
